Vasant Enclave is one of South Delhi's older established colonies, sitting just south of Vasant Vihar. It was laid out at a lower density than most of the surrounding areas, with wider roads and larger plots — and that has a direct bearing on what a builder floor here actually is.
What to verify before you commit
Because plots are larger and the colony is low-rise, a Vasant Enclave building usually carries fewer floors than a comparable plot in a denser colony. Fewer floors on a larger plot means each buyer's proportionate land share is meaningfully bigger — and land share, not built-up area, is what holds value when you come to resell.
Four things worth establishing before you commit:
• The registered ownership or collaboration chain — whether your counterparty is the original owner or a builder operating under agreement.
• The sanctioned plan — ground coverage and FAR. Over-building is the most common defect in this segment and it is not always visible from the street.
• The completion year, which sets the age factor applied when the floor is registered.
• Allocation of stilt parking and terrace rights between the floors.
